BASIC VENUE ($1000.00):

- All events are BYOB
- Use of facility the day prior and day of event to decorate, set up
  and rehearsal for weddings (prearranged times)
- Next morning for clean-up (prearranged times)
- 2 power sources/receptacles (more available for additional costs)
- Guests up to a maximum of 300 (more available)
- On site, off road parking
- 6 hours for event
- Private scenic venue for wedding/event, reception and pictures
- Event must be within the hours of 10AM and 10PM
- Events will be held from April 15 to October 31
- You are responsible for providing and coordinating the tent,
  porta-potty(s), set up, decorating, clean-up and trash/bottle
  removal

- Limited use of the inside of the circa 1845 farmhouse-one hour
   prior wedding/event
- Additional guests above maximum of 300 and parking

- Trash/bottle removal and cigarette disposal
- Clean-up
- Set-up
- Hay bales for seating for ceremony or other uses
 
RATES:
Venue with small white tent (20X40) $1250.00 and up
Venue with large white tent (30X60) $1600.00 and up
Horse Drawn Carriage $500.00 and up
Porta-potties $120.00 each and up (one porta-potty is required for every 75-100 guests)
All events will provide proof of event insurance – costs are variable but can be around $150.00 and up
 
IMPORTANT: Please read
A non-refundable deposit of $500.00 toward the venue rental is required to hold the date 6 months prior to the event date.
Full payment is required one week (7 calendar days) prior to the event date, including security deposit.
A $200.00 security deposit will be taken in case of damage/clean-up to the property, which will be returned within 48 hours after event conclusion.
Not responsible for weather, no cancellation or refund due to weather. Contingency plans should be made for bad weather.
Responsible drinking and behavior is expected. Anyone disruptive or disorderly will be asked to leave or removed by authorities.
This venue is on a working farm with draft horses and saddle horses in view. Some adjustments may have to be made for hay season as events are held in the hay fields. We have dogs and cats that may be out and about. If you do not like animals – this is not your venue!
The house and barn/buildings are off limits with only exceptions noted above or permission from owners.
There must be proper/plenty oftrash and bottle receptacles and a designated smoking area.
